How Do Property Taxes Compare in Clarence’s and Williamsville’s School Districts?

January 28, 2026 by mpetrie Leave a Comment

If you’re thinking about buying a home in the Clarence or Williamsville school districts, you’re probably wondering about how much property tax you’ll actually pay and how that fits into your overall cost of ownership. That’s a smart question to ask early. Property taxes can be one of the biggest ongoing costs of owning a home, especially in Western New York where school taxes make up a big portion of your bill.

Especially if you are moving to NY from another state you may not be used to the higher tax bills, but rarely is it to have extremely high (if any) HOA or CDD fees! (we don’t have CDDs at all).

Here’s how we’ll walk through this together:

  • What school district taxes mean for your monthly budget
  • How Clarence and Williamsville compare
  • Why schools matter, and how taxes support them
  • What you can do next to plan your home purchase with confidence

Let’s jump in.

Why Property Taxes Matter to You

You’re not just buying a home, you’re buying ongoing costs that come with it.

Here’s what you might be thinking:

“I’m already saving for a down payment. I don’t want tax surprises after closing.”

Totally understandable. School taxes usually make up the largest chunk of your property tax bill here in Erie County, so knowing how Clarence and Williamsville stack up matters a lot when you’re budgeting for:

  • Your mortgage payment
  • Home maintenance
  • Insurance and taxes
  • Everyday living expenses

In other words, the tax part isn’t something you can ignore without risk.

What You’re Likely to Pay: Clarence vs. Williamsville

Here’s the practical, real-world comparison you’re looking for.

📌 Clarence Central School District

When you buy in the Clarence school district, your school tax portion tends to be:

  • Solid, dependable, and historically lower compared with Williamsville
  • Exemption benefits like STAR can reduce your bill, for example, up to several hundred dollars depending on your eligibility

Because assessment values are reset every few years, taxes sometimes feel more stable in Clarence, especially if assessments are closer to market values

📌 Williamsville Central School District

In Williamsville:

  • Your school tax portion tends to run higher overall than in Clarence
  • STAR exemptions here can also save you money, sometimes a bit more than you’d save in Clarence depending on where you live within the district

This matches what local property listings show as well. For example, homes in Williamsville often list annual taxes in the $8,000–$10,000 range on properties around $500,000 in assessed value

Quick Comparison Snapshot

District Typical School Tax Level STAR Exemption Potential Notes
Clarence Lower ~$338–$896 savings Often more stable assessments
Williamsville Higher ~$392–$1,064 savings Slightly larger exemptions possible

(*STAR savings are based on maximum amounts available for 2025-26. Your actual savings will vary with eligibility and property value.)

Why the Difference Happens

Here’s what you’re probably not thinking about but should:

Schools do not all cost the same to operate. Williamsville has:

  • More programs
  • Larger student populations (3 High Schools)
  • Additional resources

That means they budget more, which is funded through property taxes.

Clarence tends to be smaller and leaner, which often shows up as lower school tax bills for similar home values.

Despite the differences in size and cost, both districts are top rated in NYS and large reasons why people move to these townships (ourselves included! My husband went to Clarence HS and we were adamant to raise our children here).

The Good Thing Is…

****I am going to explain the negatives of not considering property taxes, but the good news is when you are purchasing a home using a mortgage, the lender puts the property taxes into consideration in your monthly payment!! So whenever you get those estimated mortgage payments from your lender, it already has the taxes built into it. We are a team in this and won’t let you down 👍

What Can Go Wrong If You Ignore Property Taxes

Here’s the catch:

If you focus only on the sale price of a home without factoring in property taxes, you could:

  • Underestimate your monthly payments
  • Tighten your household budget unexpectedly
  • End up “house poor” even in a neighborhood you love

It’s like budgeting for your groceries and rent but forgetting electricity. You think you’re fine until the bills roll in.

By planning ahead, you put control back into your budget.

Why Doing This Right Early Works in Your Favor

Taking taxes into account before you make an offer gives you power:

  • You avoid unpleasant surprises in your monthly costs
  • You can compare neighborhoods more fairly
  • You negotiate with confidence, knowing what the total cost of ownership will be

Remember, the list price is just one part of the financial picture.

What to Do Next

Here’s a clear, friendly plan you can follow this week or month:

🧾 Step 1: Estimate Your Total Tax Bill

  • Ask your agent for the actual tax bill for any home you’re considering.
  • Don’t rely on listing estimates alone, they are often outdated.

💡 Step 2: Check STAR Eligibility

  • Find out if you qualify for Basic or Enhanced STAR.
  • Apply early if you haven’t already.

🧮 Step 3: Build a Monthly Budget That Includes Taxes

  • Put property taxes alongside your mortgage, insurance, and utilities.
  • If the tax portion feels too high, consider looking in the other district or a different price range.

📞 Step 4: Talk With a Local Tax Professional or Agent

  • They can explain how assessments and tax levies work in Erie County.
  • They can also show you historical trends so you are not guessing.

You’re Not Alone in This

Buying a home is one of the biggest financial decisions you’ll make, and taxes are a major part of that. By understanding how school districts like Clarence and Williamsville affect your bottom line, you are already ahead of many homebuyers who learn after closing.

You have a clear picture now. Take these steps, and you will make decisions that fit your budget and your dreams with confidence.

You’re on the right track. Let’s keep going!
