How Much Money Do You Need to Buy in Amherst?

September 4, 2026 by mpetrie Leave a Comment

What Most Buyers Get Wrong About Their Budget Before They Start House Hunting

A lot of buyers assume the hardest part of buying a home is finding the right house.

The reality is that most people are surprised by the actual amount of money they need before they ever make an offer.

I get this question all the time from buyers relocating to Amherst, first-time buyers moving out of apartments, and families looking to move into a larger home.

“Michelle, how much money do I really need saved?”

The answer depends on your goals, but the good news is that it is often less than people expect.

If Amherst is on your radar, here’s what I would want you to know before you start scrolling listings and touring homes.

If You’re Waiting Until You Have 20% Down, You May Be Waiting Longer Than You Need To

One of the biggest misconceptions I hear is that buyers need a 20% down payment to purchase a home.

That’s simply not true.

Many buyers in Amherst purchase homes with as little as 3.5% down through FHA financing or other low down payment loan programs.

For example, if you’re buying a $350,000 home, a 3.5% down payment would be about $12,250.

That’s a very different number than the $70,000 many buyers think they need when they hear “20% down.”

Now, there are advantages to putting more money down. It can lower your monthly payment and help you avoid mortgage insurance.

But if you’ve been delaying your search because you thought you needed tens of thousands more saved, it may be worth having a conversation with a lender sooner rather than later.

The Number Most Buyers Forget About: Closing Costs

This is usually where buyers get caught off guard.

Even if your down payment is covered, you’ll still need money for closing costs and prepaid expenses.

In Amherst, I typically tell buyers to plan for an additional $10,000 to $15,000 beyond their down payment, depending on the purchase price, taxes, insurance, and financing.

This covers things like:

  • Lender fees
  • Attorney fees
  • Title work
  • Homeowners insurance
  • Prepaid property taxes
  • Escrow deposits

A lot of buyers focus entirely on the purchase price and forget about these expenses until the last minute.

Knowing about them upfront makes the process much less stressful.

What This Looks Like for a Typical Amherst Buyer

Let’s use a real-world example.

If you’re purchasing a $400,000 home in Amherst and putting 3.5% down:

  • Down payment: approximately $14,000
  • Closing costs and prepaids: approximately $10,000 to $15,000

That means many buyers should plan on needing somewhere between $24,000 and $29,000 available for the transaction.

Is that a small amount of money? Of course not.

But it’s significantly less than the $80,000 some buyers assume they need when they hear the phrase “20% down.”

That’s why I always encourage buyers to look at actual numbers instead of assumptions.

If You’re Relocating to Amherst, Don’t Forget About Moving Expenses

This is something many out-of-town buyers overlook.

If you’re relocating from another city or another state, there are additional costs that don’t show up on a lender estimate.

Things like:

  • Moving companies
  • Utility deposits
  • Furniture purchases
  • Appliances
  • Minor home improvements
  • Window treatments
  • Landscaping

I often tell relocating buyers to keep a separate reserve fund beyond what they plan to bring to closing.

Once you get the keys, life gets expensive quickly.

Having that cushion can make your transition much smoother.

Why Amherst Can Look Affordable Until You Factor In Taxes

One thing people don’t always realize when comparing communities is how property taxes impact monthly payments.

A home that seems affordable on paper can create a higher monthly payment once taxes are factored in.

This is especially important when buyers compare Amherst to neighboring communities.

I frequently see buyers focus entirely on price while overlooking the total monthly cost.

The reality is that your monthly payment matters far more than the sticker price.

That’s why I always recommend looking at the complete payment, including taxes and insurance, before deciding what price range feels comfortable.

What First-Time Buyers Often Overlook

Many first-time buyers spend months watching listings before speaking with a lender.

I completely understand why.

Buying a home feels like a huge commitment.

But one of the most helpful things you can do early in the process is get pre-approved.

A lender can quickly show you:

  • Your realistic budget
  • Estimated monthly payments
  • Available loan programs
  • Down payment options
  • Closing cost estimates

I’ve had buyers discover they could afford more than they thought.

I’ve also had buyers discover they wanted to adjust their budget before falling in love with homes outside their comfort zone.

Either way, the information is valuable.

So, How Much Money Do You Actually Need?

For many Amherst buyers, a realistic starting point looks something like:

  • 3.5% down payment
  • Plus approximately $10,000 to $15,000 for closing costs and prepaids
  • Plus a reserve fund for moving expenses and unexpected costs

Every situation is different, but that’s often the range I discuss with buyers who are just starting their search.

The biggest takeaway?

Don’t assume you need 20% down before you can buy.

You may be closer to homeownership than you think.
