Buyers often ask about closing costs when preparing to purchase a home in Clarence, Williamsville, East Amherst, or anywhere in Western New York. The total closing costs depend on whether you are buying with cash or using a mortgage. Both choices involve closing fees, but the amounts and types of costs are different.
Closing Costs When Purchasing With Cash
If you purchase a home with cash, your closing costs are much lower and limited to a few key items:
- Purchase price of the home
- Deed recording fees
- Equalization and assessment forms
- Owner’s title insurance policy
- Attorney fee
- Tax adjustments for prepaid property taxes
- Compensation for your real estate agent
Deed recording, assessment forms, and attorney fees are usually fixed and standard. The title insurance, tax adjustments, and agent compensation are based on the price of the home. Cash buyers benefit from lower closing costs and a straightforward process.
Closing Costs When Financing With a Mortgage
If you use a mortgage, closing costs rise to include both standard settlement fees and costs related to your loan. These include:
Down payment (5 percent, 10 percent, 20 percent, or another amount)
- Lender and loan fees
- Loan application fee
- Appraisal fee
- Optional interest rate buy downs
- Bank processing and underwriting fees
- Prepaid property taxes
Real estate agent compensation
Every lender has different fees and structures. During the preapproval process, I always recommend talking to multiple lenders so you can compare interest rates and closing costs. This will help you select the best option for your financial goals.
Why the Differences Matter
Some buyers, including investors, consider taking out a mortgage just to secure a property and then immediately pay it off. However, this strategy can add six to seven thousand dollars in additional closing costs. If you have the ability to buy with cash, it is usually less expensive and avoids unnecessary fees.
